I've read other books on Buy-to-Let, but this is the best so far because of the broader experience of the author. The author is not just a buy-to-let landlord, but has experience as an estate agent, a letting agent, and of property management. For each part of the process this book provides clear advice and useful tips. Importantly the book is balanced in terms of explaining things from a tenant's point of view, and their expectations and legal rights, as well as from the landlord's perspective. The author also places importance on maintaining ethics and principles on the basis that not only is it the right way to operate, but will ultimately be rewarded by better results.
This is not a guide to get rich quick; but if you want to get rich steadily, then this book is money well spent.

This book is very practical and up to date, I wish I had read it before starting. It's a bit rambling and not massively well organised and that is its main fault, but if you read through it you will get all kinds of practical useful information from a guy who is a lettings agent and does know the business, also he has his own property portfolio and he is cautious, not a gambler. I like that, because this is my own attitude. I have read some buy to let books which sound like they are written by landlords from hell, but he seems to take the view that you will do a reasonable job and have a reasonable business.
I feel pretty confident that what is in this book is based on practical experience.
This is a must-have guide for investors especially those setting out to buy their first buy to let property or those with a smaller portfolio of buy to let properties (under 10). It is clearly written with sound advice and has recommendations and resources in each chapter which is useful to follow up on. The author shares his wealth of knowledge gathered over years as an estate agent, lettings agent and landlord and outlines all the important factors involved in making that important investment. Highly recommended!

The author offers a wealth of knowledge picked up over a career working in the property industry and having built up a personal property investment portfolio. I have been thinking about buying a property to let for some time and this book gives some great guidance and also gives a balanced view as to why property is a good investment. It shows you how to make sensible, unemotional purchase decisions and has given me the confidence to move ahead with my plans. I now also understand what yield and return on investment are!
This book gives some great guidelines and strategies. It has made me realise that I should invest for cash flow and not just for the sake of investing. It also gives a balanced view of what could go wrong and whether you should manage your properties yourself or use a letting agency.
I am not only completely new to purchasing buy-to-let property but I'm new to buying property full stop, and this book was absolutely perfect in explaining phrases I'd heard but not understood. Richard Oldaker has written an easy to read, easy to digest book that doesn't patronise or look down on the reader. His advice feels genuine, and it's certainly left me feeling 100% more confident in moving forwards with buying a property, even if it's for myself and not buy-to-let this time. For the book's fantastic price, everyone should buy this regardless of their experience in property. A must read.
This book not only gives a good argument for property as an investment vehicle but backs this up with examples, proper figures on real life property deals and helps you form a strategy that works for you. In addition there is an awful lot of advice including do's and don'ts'. The author also gives tips on how your letting agent should be acting and helps give a benchmark for "what good looks like". Don't hesitate - just buy it!
