The book is broken down into four main parts – pricing, preparation, marketing and all aspects of paperwork. Each of these parts is clearly explained outlining key considerations that all potential home sellers should have at the forefronts of their minds. For example – how to price your home at the ‘right’ price from the very beginning taking into account the correct fair market value and the most important improvements to do to your home to make it more appealing to potential buyers.
There are so many hints and tips included in this book such as how to stage your home and make it ‘buyer ready’ by de-personalizing it, neutralizing it and adding accessories.
In the marketing chapter, the author explains many methods for marketing the home and provides practical tips on how to write an advert that works and stands out. The paperwork section breaks all the legal side of selling homes down nicely.
Overall, I think this is a really helpful toolkit for anyone looking to sell their home.

To me this guide was a little overwhelming because it has so much take-action information. A great thing if you're looking for all the answers. I happen to be going through the ups and downs of house selling right now, and immediately see a whole whack of things I should be doing that I'm not.
My thinking is, if you're serious about selling your home fast, you're best to start planning with this fantabulous guide!

The marketing chapter is where it really gets good. I never realized I needed to be a “marketer” to sell my home. You may not have known about the importance of making your headline work for you in your advertising ( I didn’t ). I learned how a well written compelling headline can make the difference between no leads and generating a bunch of buyer leads. The author says the headline is 80% of your ad and to take time to write good headlines. To get you started, he provides 80 headlines proven to generate buyer interest.
There is a good mixture of free and paying online and offline marketing strategies. You will find simple things like not wasting the backside of your property flyer and the author provides many creative ideas you can use to put on the back of the flyer to peak buyer interest. I am very much a novice when it comes to marketing. What really helped me is he completely explains why the strategies work and the psychology behind them. Then, he explains in detail exactly how to implement the marketing strategy.
You will be able to set up your own marketing plan by choosing from the 70 marketing strategies provided in this chapter. I will easily be able to put to use many of the strategies for my own marketing plan. I honestly learned so much about marketing, it’s unreal!
The entire book is helpful and easy to read. This is a highly valuable resource that you will refer to again and again.
The little things in home selling (and buying) can make a huge difference. Mr. Marshall and his book, "Home Selling Mastery" are excellent tools to ensure you have more of the *profit* and less of the *potential* in your home selling.
When you read Mr. Marshall's biography, it is clear that he is a man who knows quite a bit about how to sell a home.
He has a ton of experience and that translates well onto the pages of his new home selling book. This is a book that everyone who is selling a home should buy. Whether they are having an agent do all the work or want to do it themselves, these sound home sales principles show all the little things that need to be done to make your house a hot commodity. These little things are important in these times when home buying is really a buyers market.
Being a marketer myself I was specifically interesting in his chapter on online and offline strategies for house selling. I am by no means an expert on home selling, but I like to think I know a thing or two about sales, and I really enjoyed this sections and thought it had a lot of value.
Other chapters I think went way beyond your normal HGTV ideas of beautifying your home for sales were his chapters on:
*negotiating tactics in home sales
*finding the right real estate agents
*dealing with home sale paperwork.
*pricing your house
-and of course my favorite chapter on marketing the home.
Filled with great home sales tips this book should be a must read for anyone looking to sell their homes. (or even thinking about it)
A great book on home sales from a man who has a lot of experience and relates his home sales knowledge clearly and concisely.
