An informative guide for property beginners and contains a good number of interesting and valuable strategies. However, it's rife with typos, spelling mistakes and basic grammatical errors. It always surprises me that property experts can be so meticulous and professional when running their businesses, but don't see the value in employing decent proofreaders and/or ghost writers.

This is a great step by step guide for property beginners. The strategies are easily implementable and the tasks keep you on track. Recommended read, especially if you are at the start of your property journey and want to know how to source property which make good deals. Yes, there are further resources you can buy of Mark's website, but if you don't want to spend the money you can create them yourself or get them from other places.

Whether you're a seasoned investor or just starting out this book is invaluable. I found this book to be extremely helpful, an easy read with LOTS of information regarding property sourcing, negotiating a deal, how to save money by investing the RIGHT way and more importantly what NOT to do - its always good to learn from others mistakes, it can save you valuable time, effort and money! There are many property mentors out there and it becomes confusing when trying to pick one that's knowledgeable, ethical, reliable and genuinely wants to help others succeed but Mark I'Anson does this effortlessly. Many thanks!

I hesitated before buying this book as it was slightly more expensive than some of the other kindle books that I have read. I am so glad that I bought it as it has a lot more ACTION content than the average book which is usually more about the writers life with some content every once in awhile. It has a lot of information on how to attract motivated sellers, what to say at various stages of communication with them, etc.

Even if you are experienced it will almost certainly have a few gems that are well worth the price.

Also it is well laid out for referring back to which is unusual based on my previous experience of kindle books. It is also well written enough so that you do not feel like you are studying a textbook.

In short well worth the price

Utter tripe. Avoid Avoid Avoid.

In this modern day classic, the author helpfully takes pages to tell you how to type out leaflets to get people to sell you their homes. And then where to hand them out (places where there will be lots of people...!). Later on he moves on to how to make a brochure (keep the colour light in the middle of the page). And how to take photos of properties (use an iPhone and don't use the flash). All helpful I'm sure you will agree.

Nestled in between this rubbish is his strategy that you probably bought the book for. Don't hold your breath, but it's 1. Buy below market value (yawn) and 2. Use lease options (if you can convince people to do this- bet you can't). And 3. Flog any leads you cannot convert into deals yourself (novel). Fool proof. Del Boy would be proud. He probably makes more selling books filled with useless advice than he does in property.

But wait, he isn't finished! Oh no. He also divulges his mega brilliant marketing strategies like putting business cards in shop windows (sometimes you can even do this for free if you ask!). Or putting stickers on bins (seriously).

Other gems include putting adverts in newspapers and how to present to potential punters (where to sit - living room obvs), what to wear (smart casual) and even how to enunciate properly.

Those that find this book interesting or in any way helpful will probably need help with diction as they must be blithering idiots. If so I recommend the cork exercise which the author has included - simply put a cork in between your teeth (remove the wine bottle first)and say a sentence out loud to help with diction and then repeat the sentence agin, this time without the cork.

I kid you not people.

There are many property books available on strategy, many of them very well written and excellent resources. There are very few however that deal with the details required to put these strategies into action. If you are looking for BMW or lease option deals, this book is the definitive "How To" guide. The book walks you through various methods of lead generation, converting leads into deals and monetising deals. The Appendix of "The 32 'Deal Making' Questions" is worth the purchase price alone, guiding you through open ended questions to better understand the vendor and therefore create a truly win-win deal. In summary, if you have any interest in BMW or lease option deals, you HAVE to read this book. Preferably, several times.

The strategies are simple. That is their beauty. The author writes of them because they work; at least they've worked for him year on year. If you're sceptical, give it a realistic try; for enough time to give it a chance to work!
