Fiona's book is a must for people aiming to make money out of property - but the chapter on renting property is a little confusing.

Fiona strongly recommends using an agent, but paints a horrendous picture about the things that can go wrong - then she admits that she has tried to save the 5% fees by not using an agent.

After 8 years of making a lot of money out of letting property I have always used an agent and NEVER had anything going wrong - saving the 5% by having virtually 100% occupancy.

I would advise anyone considering purchasing to rent to use an agent and carefully read:
* Buy to Let by Stuart Powers to get an overview
* The Which Guide to Renting & Letting to dip into specialist areas

I liked Fiona's column in the Daily Telegraph so I bought her book. I am really glad I did as it is packed with useful information. we were about to make an expensive mistake with our redecoration and the book has stopped us. It is full of advice for young people who are just buying, people who want to move after many years, people who move often and don't want to spend much on decorating and people who want to buy to let. I wish someone had given me this book before I bought my first home but at least I can learn from it now.

Fiona Fullerton has written a clear and detailed book which is a great help for anyone considering investing in properties to let or develop. Unusually for the genre, she puts across the female perspective; so missing from other literature but crucial in the property game where the female input in a couple's decision making process is critical.

From a business and due diligence point of view, there is little here that can't be found in any other text on property investment (in fact Rich Dads "Real Estate Riches: How to Become Rich Using Your Banker's Money" by De Roos is much better in this respect), but Fiona covers the post-acquisition activity of decoration and development much better than most. The use of photographs also makes this text stand out from the crowd.

While this text would not be the first text I would by on the subject, it a very useful addition to the library and fills a gap in the market very neatly.
