I had high hopes for this book, having read the (at the time) two 5 star reviews, as there is a shortage of books on specialist topics such as lease options, particularly ones geared towards the UK market.
I was very disappointed when the book arrived. The listing states that it has 118 pages. What it does not tell you is that the font and margins are large, with the text being divided into lots of very small sections and paragraphs (with whitespace in between each). This, combined with the small size of the book (about the size of a paperback novel), results in there being very little actual content. I would estimate that the text is equivalent to about 50 - 60 pages at a normal size print and layout and is something you would expect to complete on a short train journey. I don't consider this to be an actual "book" but more of a marketing leaflet aimed at promoting the author's so-called "Wealth Dragons" self-help courses and workshops.
This wouldn't necessarily be a problem if the content itself was of a high standard. Sadly however, the book let me down on that front as well. Much of the book is written in the language style of the kind of "get rich" self-help guides which are abundant on Ebay and elsewhere, with phrases such as "you must evolve so that you can do business without fear" appearing frequently. The rare snippets of actual information which do appear are mostly things which the average reader would either already know, or could quickly discover for themselves with Google and Wikipedia. On one page the author even mocks his own lack of knowledge by suggesting that you need to be a "mathematician who can solve equations at Nobel Prize level" in order to understand option price modelling, using this excuse to avoid describing even the most basic of price models, and instead suggesting that "valuing an option is a judgement call".
