This Thanksgiving comes with all the fixings...and something extra hot.

Blackwater, Book 1
Sam Jennings promised his father he'd always take care of the woman who yanked him and his four brothers out of foster care. When his adoptive mom has a near-fatal heart attack, Sam knows it's past time to live up to his word.

As he sets out to put the Blackwater Diner back on its feet, he runs into his first snag. Waitress Julie Rose's sweet curves and long legs are driving Sam to distraction. Even his brothers aren't immune to her kind heart. But Sam is determined to be the only man in her bed.

Julie doesn't regret the years she lost caring for her grandmom, but now, between business classes and her job, she's left with very little time and energy for dating. Then there's her policy about never getting mixed up with the boss's son. But Sam's hard body and wicked ideas have Julie forgetting all about annoying things like rules, and she accepts his invitation to show her all she's been missing.

Sam is more than willing to take things slow as he teaches her all about the pleasures of the flesh. Luckily for him, Julie is a darned good student...

Sam stayed where he was, safely several feet across the room. "Pleased to meet you, Julie."

She smiled but didn't speak as she tucked a lock of hair behind her ear. He had the crazy notion to untuck it. "And the one grinning from ear to ear there is Vance," his mom went on.
Julie's gaze went to his brother. "You're the one with the construction business?"

Vance grinned. "Yep," he said as he stepped forward and shook her hand. "Nice meeting you, Julie."

"And Brodix there," his mom pointed out, "is the executive of the bunch."

Brodix didn't smile. He simply nudged Vance out of the way and took possession of Julie's hand. "Happy Thanksgiving, Julie," he murmured in that annoyingly charming way he had.
Julie blushed. "Thank you. Same to you." For some unknown reason, Sam had the urge to toss Brodix on his ass.

"You're quite welcome," Brodix said. "Such a pretty face is a refreshing change around here."
Sam noticed Brodix still hadn't bothered to let go of Julie's hand.

"Brodix, behave," his mother admonished as she slapped his forearm. Brodix let go and moved to the side of Julie, then glanced over at him. Sam glared at his younger sibling, willing him to back off. Brodix, the letch, only wagged his eyebrows.

"You've met Reilly, but I don't think you've met his twin River yet."

Reilly winked. "Nice to see you again, Julie."

"Hi, Reilly." She looked over at River. "Reilly's told me quite a bit about you."

River squinted at his twin before glaring at Julie. "In case he wasn't clear, I'm the sexy, smart twin."

Julie laughed, and Sam went rigid. Damn, she was gorgeous when she did that. And unless he missed his guess, his brothers thought the same thing. None of them seemed capable of speech all of a sudden.

"Modest too, I see," Julie responded, her eyes twinkling with mischief.

His normally brooding brother actually cracked a smile. "At last, a woman who gets me."

Sam noticed the way Julie bit her lip and looked down at the floor. "Okay," his mother intervened. "Now that we have the introductions out of the way, how about we get dinner on the table?"

"Thank God," River said. "I'm starved."

Everyone laughed and filed into the kitchen. Sam held back, waiting for Julie to go through the doorway first. She smiled shyly as she stepped in front of him. As he took up position behind her, his gaze inexorably went to her ass. Ah hell, he never should've looked.

3.0 out of 5 stars Over before it really began. 27 April 2013
Format:Kindle Edition|Verified Purchase
This series is about five brothers and it looks as if each will get a book of their own. There lies my problem, this one is just too short. The start of the relationship between Julie and Sam was rushed and just as the story was getting going it ended! It felt more like a short story in a true romance magazine. I would rather have read a decent length book with all five brothers in. I may read the others if the price drops dramatically below the £1 or even free but I won't be in a rush to get them like some other books I've read when a family each get there own book, for example The Harts books - which were lengthy and something to get stuck in too.

4.0 out of 5 stars Watch out: hot alpha brothers ahead! 26 May 2012
By S. Richards - Published on Amazon.com
Format:Kindle Edition
A nice beginning to a sexy series about brothers, Sam's Promise is about Sam Jennings, the oldest of the hunky Jennings boys, and Julie, the waitress at his mom's diner. The story is set during Thanksgiving, and Julie is invited over for the holiday meal. And does she have a lot to be thankful for: the only young woman sitting at a table full of hot hunks. Along with Sam, there are his brothers Vance, Brodix, and the twins, Reilly and River, who all see something special in Julie.

But it's Sam who stakes his claim first. He sees sweet, curvy Julie, and that's it for him. He does resist a little, knowing his mom is playing matchmaker, but as a family crisis develops and as he learns more about Julie, Sam is hooked and warns his brothers off her. There is some very nice sexual chemistry between Sam and Julie; the sex scenes are hot and steamy with the right amount of graphic detail and naughty words. And Sam has his moments of being possessive and dominant, too. Nothing hard or scary, just a light bit of spanking and then throwing Julie over his shoulder as he takes her to the bedroom.

The story does end a little abruptly, and I would have liked more there, especially there at that last scene with all the characters together. Would have been nice to see more interaction between Sam and Julie in front of his family. Although no 'I love you's' are exchanged in this story, you know it's the beginning of love and that we'll be hearing more about this couple in the brothers' future books. Vance's book is already out Vance's Rules: Blackwater, Book 2.

The author does a good job fleshing each brother out. The brothers were put into foster care, separated and suffering different fates, until they were all adopted and raised by a wonderful couple who wanted all the boys together. Just from this book, I feel as if I know each brother's personality: Brodix the charming brainiac; Vance the broken-hearted contractor; Reilly the smiling twin and River the brooding twin. They all had hard times in foster care, but River's backstory seems to be the most painful. All the guys are sexy and flirty, and I think we will have good and interesting stories ahead.

Sam's Promise is pretty straight-forward and easy. Boy meets girl, boy wants girl, and then it's seduction time as he makes his move on her. Cue Barry White. I've just come off reading a heavy 'romance' with a cheating hero, and I mean cheating, and so Sam was just what I needed to smooth over my roughed up feelings. Sam's Promise is a sexy, quick read, easier and lighter in taste, and it definitely hits the sweet spot on my romance meter. It was great meeting sexy Sam, and now I want to know more about this family of hunky alpha males.

5.0 out of 5 stars I devoured Sam's Promise quicker than a five guys burger 2 Jan 2012
By JoAnne - Published on Amazon.com
Format:Kindle Edition
I'm thrilled there are so many Jennings brothers in this first book...it must mean they'll be lots more tales to tell from the Blackwater series. I devoured Sam's Promise quicker than a five guys burger; his talented hands, patience and hot bod had me drooling to the point where I was concerned my eReader might short out.
Sam, and all his sexy brothers, are back in Blackwater for a Thanksgiving meal with their adoptive mom. But there are a few surprises in store for them. One, the lovely Julie Rose, an extra dinner guest. Two, their mom is feeling under the weather. Three, the family diner is having some problems.
Not to worry, The jennings brothers have it all under control. But it seems Julie, a waitress in the family diner and business student, isn't quite as in control as she may like to think she is, esp when she claps eyes on Sam for the first time. she's got a lot to learn, and Sam's just the man to teach her.
This is quite the touching story, and I could totally imagine it to be a new TV series...one I'm sure I'd be hooked to if those brothers are as hot as they sound.
I sure hope we hear the twins story next ;) River sounds like a doll!!

4.0 out of 5 stars Hot Read ~ Really! Loved It! 16 April 2012
By LAS Reviewer - Published on Amazon.com

This Thanksgiving dinner is one for the record books.

I know when I open a book by Anne Rainey, I'm in for a treat. Sam's Promise doesn't disappoint. The writing flows and had me from page one. I became invested in the characters and thought about Sam and Julie even after I closed the book. Yeah, they really stuck with me.

Sam and Julie are great characters. Both have big hearts, even when Sam doesn't want it to show. I loved how he made it his mission to set things right. I also loved how he made himself very available to Julie. No guessing he wanted her.

Julie wants to please. I loved how she keeps him at bay. She makes him work for what he wants. That's the other thing. When he decides what he wants, he doesn't take no for an answer. His determination is darned sexy, not to mention the descriptions Ms Rainey gives for Sam. I could visualize him easily and can describe him in one word -- yum.

I also want to mention the brothers. This story isn't just about two characters. Yes, Julie and Sam's romance is at the heart of it, but there are great secondary characters in his brothers. I'm hoping there will be more stories with these guys. In a few pages, Ms Rainey describes them all well, making them distinct and memorable -- especially the twins.

If you want a story with heat, heart and a holiday slant, then this is the book for you.

This was awesome, perfect, stellar writing, super hot, super alpha and super sweet! I didn't want it to end... Not yet... Not there! I needed more, but otherwise, I loved every minute! I loved that the guy fell first and wasn't too chicken to go for it and the girl was smart and sassy, even though she wasn't experienced! Great start to a series and set up to get to know each brother in the subsequent stories!

Sam's Promise is the first book in the Blackwater series. A series that will follow all five of the Jennings brothers. Sam and his brothers always have Thanksgiving at their adoptive mom's house. This year their mother, Wanda, has invited a special guest. Julie Rose, her employee, friend and confidant. In Sam's Promise we get to watch Sam and Julie fall in love.

I really enjoyed this book. Not only do we get Sam's hotness, we get a taste of the four other Jennings brothers too. Julie is a really sweet character and she makes it easy to root for her. I liked watching these two come together.

As someone that normally stays away from the shorter stories, I liked this one and felt that it is well written up until the abrupt ending. I guess I'll just have to read the next book in this series to get my next Jennings fix.
