I wasn't expecting very much from an e-book, partially because it was on sale. Boy, was i in for a surprise. The quality of this book far surpassed anything I have read in an ebook before, plus the way it is out together

Mr. Shapiro's book is really a great primer for the new investor. Even a seasoned investor like myself will get something out of it, and perhaps be reminded, as I was, of some things we might have forgotten and now take for granted.

The book is broken up in three parts:
1. Pre-buying
2. Buying
3. Post-buying

All the things you need to know to begin your adventure in real estate (RE) buying is in this book. Some of the concepts he discusses include the steps in planning to invest in RE, from getting pre-approval, finding and evaluating properties, at what price to buy, costs involved. Then the author discusses what to do after you buy a property, from how to make the property ready to rent for the most cash flow, how much rent to expect, to even finding tenets, signing a lease and a whole lot more.
Another interesting approach Mr. Shapiro used, was to ask questions at the end do each chapter. Honestly I thought the idea was a bit odd, but once i read his questions, and had to think through them, I realized what a great service he is providing by forcing people to really think like they are investing now. I really like the idea.

One of the biggest lessons he teaches is having self control. Investors must be willing to resist immediate rewards, for greater rewards in the future. As he puts it, "real estate investors wait to eat their marshmallow". :)

Other great discussion topics include "delayed gratification", "opportunity costs", "self control" "leveraging and risk", and "emotional intelligence", all extremely important issues that I have rarely seen mentioned in other RE books I have read. I believe his discussion of these topics will open anyone's mind to help them use critical thinking skills before they invest.

I truly am impressed by the way the author approached his topic, and how he thought outside the box.
This is a very good book I will be buying for all my friends that are planning to invest in any RE and are thinking of becoming a landlord.

This is exactly the book I was looking for. A real estate book that takes you through the entire process of being a landlord: from finding properties, to buying, and then to renting. The author is direct and obviously has a solid strategy for property investment. I will definitely be referencing this book in the future.

Wow – was not expecting such an easy read. Really liked the psych studies, so interesting!

Great book in general. I also really liked the tools the author provided such as links to websites that landlords go to. Checked out most of the sites and all are legit. Ended up referring a few of the sites to an acquaintance who invests in property, and he actually followed up thanking me. That’s a good sign.
