Book Description

18 April 2013

** Updated for 2014! **

Even though the credit crunch is still fresh in everyone's memory, the media is getting excited about house prices again - and you're convinced that property could be your key to financial freedom.

And it could. But where do you start?

Do you invest near where you live, or wherever yields are best? Do you rent to families, or professionals, or students? Should you be trawling through Rightmove or lurking at property auctions?

This short book covers the big questions you should be asking yourself before you so much as glance at an estate agent's window. It contains a jargon-free explanation of basic investment principles, summaries of the major post-crunch investment strategies, and advice on developing a mindset that will support your long-term success.

You'll learn...

  • How to pick an investment strategy that matches your skills and goals
  • The only three calculations you need to know to size up any deal
  • An overview of every major investment approach, from the most boring to the probably-not-a-good-idea-but-here-you-go-anyway
  • How to (safely and sustainably) stretch a limited pot of cash to build whatever size portfolio you want

...although you will need to endure some pretty shocking jokes along the way. Sorry about that.

About the Author

Rob Dix is a property investor, founder of propertygeek.net, and co-presenter of the Property Podcast. He can't tell you how to make millions from property, because he hasn't (yet). He has, however, spent hundreds of hours talking to successful investors, reading endlessly, and synthesising it all into the book he wishes he'd had when he was starting out.

5.0 out of 5 stars A perfect intro for the beginner 22 May 2013
Format:Paperback
I like to think I am more than qualified to review this book, my qualifications being that I am a complete beginner/novice/noob

I have spent some time looking around the web for information on property investment and joined forums in the hope of soaking up more knowledge, but what I felt i was lacking was a good book that I could reference.

I should say now, that you wont want to buy this book if you are looking for all of the answers. If you want a prescription for how to get rich with property, this is not it.

What the book does give you though, is all of the questions that you need to ask yourself in order to decide what approach to investment might be best suited to you. Alongside this, the book covers the general gist of the most common (and some of the less common) investment strategies, from single occupancy buy to lets, multiple occupancy lets to housing benefits lets.

I found I only needed an afternoon to power through the book, and after finishing, I felt much better equipped to continue my research, having a much better idea of what approach is best for me, and what m next steps should be.

All in all, the book is an easy read, its like being down the pub with Rob (just without the drinks, although I suppose you could take the book to the pub for the full effect if you wish) The language used is informative without being bamboozling and all of the acronyms are explained, which in itself makes this much easier to understand than most websites you will find.

I would highly recommend this book to others in my position, just starting out, or to anybody else who was looking for a quick reference book for their library.

Thanks Rob!

5.0 out of 5 stars Excellent book for the rookie investor 2 July 2013
Format:Paperback|Verified Purchase
This being my first foray into the property investment world, I would highly recommend this book. I had very little prior knowledge but I now understand many aspects of this field and it has encouraged me to learn more.
The book is very easy to read and the explanations are very clear, with some good humour to boot! With a good set of references and online links, this book is a must for anyone interested in property investment.

5.0 out of 5 stars Great little book! 23 Oct 2013
Format:Paperback|Verified Purchase
This book is full of easy reading, unbiased, concise and valuable information. This little book helped me understand basic investment and some of the options available to me more thoroughly.

I especially valued the advise on networking and pointers as to where to look to for further information and services as not everybody out there is offering the most impartial advice, even in books.

A fun read and good compliment to David Lawrenson's Successful Property Letting.

5.0 out of 5 stars Just whats needed 17 May 2013

A property investment book that keeps it simple. Rob doesn't go into the finest detail but he does give an overview of all the investment strategies, looks at the pro's and cons and then points you in the right direction for further information if necessary. I'll read this book again, I really enjoyed it, and will use it as my main point of reference. Unlike most of the other books, the reader doesn't have to endure the rags to riches rubbish and the inevitable sales pitch for further training.

Have read plenty of property books in my time, this one really would have to be the one I'd recommend to the beginner. Property investment is such a massive topic, what one needs is bitesized-chunks formed in an orderly queue. And this is IMHO what this book does; it's a neat and tidy approach to this massive subject, it introduces you to the basics in a confident and casual manner, and plugs a lot of the gratuitous doubts floating in your head.

The book does have practical examples embedded in well-explained theory. If you're a beginner, it's a must. If you're an intermediate, it's good to rehash your experience from a different angle. If you're a property magnate, you might enjoy reading that it must have been like for you back in the day.

A well-written book that is both entertaining and informative - plus unlike others I could mention, it doesn't contain errors! Explains everything a novice needs to know, without being patronising. The author certainly knows his onions. Well worth buying - am looking forward to reading his second book.
