Product Description

Product Description

This comprehensive introduction to the concepts and methods of valuing real estate helps students to progress successfully from basic principles to a more sophisticated understanding.

Taking a practically oriented rather than purely theoretical approach, this textbook enables you to undertake valuation calculations yourself. Experienced tutor and valuer Michael Blackledge demonstrates how the principles can be applied in professional practice in line with the requirements and guidance provided by the Royal Institution of Chartered Surveyors.

The five traditional methods of valuation are outlined and the practical applications of the two main approaches, the comparison and investment methods, are fully explored. The use of discounted cash flow and quarterly in advance calculations, topics which have often been neglected elsewhere, are also explained. Complete with extensive further reading suggestions, a full range of worked examples, clear chapter summaries and additional online exercises, this book is essential for any student of real estate and its valuation.

I was lucky enough to study under Michael who was my lecturer during my Masters in Property Development at Portsmouth University. He was a very organised teacher who clearly is an expert in the theory and practice of all aspects and methods of valuation.

Quite simply this book is a must for anyone studying a surveying degree in which valuation is a topic of study.

As a graduate surveyor now studying to gain membership to the Royal Institution of Chartered Surveyors, I now have the book on my desk in the office and still refer to it extensively when undertaking work on valuations/lease renewals etc. It is also greatly assisting me as I study towards my APC final assessment, such is a testament to the level of detail of the text.

The mathematics of valuations are daunting and certainly caused me numerous headaches (and still do!) This book is great for starting at the basics and working through the process in a methodogical way.

It is many years since I qualified at the College of Estate Management, books such as this did not exist in those days, now they do and that is a benefit for all who study the art and science of real estate valuation. This book is a very good introduction to property valuation well set out for easy access to fundamental concepts. The traditional methodology and modern methods of real estate valuation within United Kingdom are all there coupled with the unusual market details that need to be understood by professional valuers. All round this textbook should be on the shelves of all estate management BSc undergraduates. For those who suffer from poor quality lecturers this book will save your hide in the examination room. For practitioners it should be on your shelf as a vade mechum source of basic principles.

The book is presented chapter by chapter with progress questions to check that you have understood the text, there is a chapter summary to ensure you have grasped the fundamentals, and then there is a further reading section always valuable to follow up in the library or online.

Many publishers would have included the Internet appendix as a workbook with a price close to two thirds of the textbook price. The internet appendix includes practical exercises and examples with answers. A very useful text.
