I bought this book on the strength of the existing reviews but I was left disappointed. The book is, in my opinion overpriced both in terms of its size and content. Unlike other great property investment type books such as Rich Dad Poor Dad where you finish the book feeling like you really have learned something useful, this book left me feeling a bit conned.
It reads like a mishmash of afew property investment books mixed with lots of self help type books that focus on negotiation skills. While the author might have made money by buying cheaply and selling on at auction, anyone in the property game knows that this is a very difficult and time consuming strategy requiring a significant deal of cash.
Also, times have changed and the book does not address the fact that buyers can see on Zoopla what you have paid for a property ( assuming that you have registered your title) and it is easy to check out the purchase price history of any auction property online either through Zoopla or directly with the Land Registry.
The author admits that his potential future buyers for his cheaply purchased properties are primarily investors at auction. This means that he firstly must buy sufficiently cheaply to sell on to a profit hungry or clueless investor or an investor susceptible to auction bidding fever to make his living. As I said above a difficult, time consuming strategy with plenty of stress thrown in. Not the kind of easy life we property people strive for.
