Tony Booth is a professional property writer and published author of a number of books concerning residential property. In 'How to be your own Estate Agent', Tony explains the process of selling a house without using an estate agent in a logical and digestible step by step format.
The book is divided into chapters that reflect the stages of the process for ease of understanding and reference: 1. The best time to sell 2. How to create a desirable residence 3. Gathering info 4. Valuing your property 5. Working with your solicitor 6. Creating a brochure 7. Photographing the property 8. Marketing the property 9. Preparing for viewings 10. How to conduct a viewing 11. Receiving offers 12. Head of Terms 13. If no offer is received 14. The top 10 selling and moving tips. Although the book was published prior to the introduction of Home Information Packs (HIPS) in the UK, their introduction is discussed and so long as a HIP is obtained prior to putting the property on the market all the other advice remains the same. Each chapter is finished with a helpful summary, making it easy to go back to the book as a reference source. This book is still relevant and may save you thousands of pounds if you're willing to put in a little effort and you will certainly learn something on the way.

Common Sense Needed,

This book is a total waste of money all it contains is common sense ideas that you will already know. The only complicated part eg the legal side of things that solicitors do is glossed over. If you call them they tell you for free anyway.
