Because my friend knew I was thinking about property investment, but didn't know where to start. I don't know why she mentioned this one, other than maybe she recognised Annie Hulley's name, but no matter, the book is just what I needed to motivate me. There's some interesting anecdotes from Annie Hulley's personal experience, but more importantly, lots of information you need to understand about the basics of property investment like taxes and legalities to how to buy at auction and where the investment hotspots are now, including Croatia (the next big place to invest abroad by all accounts). If you're looking for a starting point in property, this should inspire you to take the leap and give you the confidence to start investing sensibly for the future.

Armed with info from this book I set about putting it into practice and bought off plan. I was able to use my negotiating skills which were backed up by what Annie Hulley said in the book. Things like the aspect of the property and the square footage made perfect sense but are things that you can forget in the heat of the moment. The buy to let section is very comprehensive and I am in the process of buying a second 'off plan' property. I use this book as a reference and feel its spot on.

Really clear...really detailed...i watch all programmes about property but am generally disapointed by the TV tie in books...but this book is different because it is practical and real. I know its going to be my reference book from now on...is she writing anymore?

there is so much info crammed into this book...it makes it a great coffee table book that you can dip in and out of...as it contains everything about property. My daughter is a student so the shared ownership section about how to get on the ladder is useful and other books don't go into it. its a good read too and not too dry. a good buy. Eliza Millin

This is a really good book and not dry and boring. I want to be a property developer but am nervous about doing the wrong thing but this book helps you make the right choices. It is a journey and I think that is what comes across from the book that it is not a get rich quick scheme.

I was so impressed by this book I bought it as a birthday present for my boyfriend. He was delighted with it and as a result we have just bought a flat together using all the tips and negotiating advice that are mentioned in the book...as a result we got a substantial discount on the property and a car park space thrown in. I like all the info about investing in Spain too as my mum and dad want to retire there and now know a lot more about the pitfalls. A must buy.Ray Cox

this is an excellent book as it contains so much practical information on so many subjects all in one easy to read book. Unlike other property investment books this has a more human edge to it as the author talks about her own experiences, mistakes and successes. It is well worth the money
