Equity and trusts is probably one of the harder modules a law student will have to take at university but it is also one of the most interesting, in my opinion. I'm in my second year and found this book to be extremely helpful. The law is very well explained, with relevant case law and everyday examples are given to help you really grasp the subject. At times, some of the analysis of a particular rule or case is quite long winded, but this is only used to really explain the topic clearly to you. Don't let the size of the book put you off, there is plenty of information to help you out in any essay questions and as a result I haven't had to use any other supplementary text books.
